SAP Calculations and Predictive Energy Assessments

All new domestic buildings require a SAP calculation (Standard Assessment Procedure) for building control submission. This is carried out using accredited software by a trained  competent person.  For developers we can also provide you with a Predictive Energy Assessment which can be used as marketing information. This will provide details of the dwelling designed energy performance. The PEA should be replaced with the EPC upon construction completion and should the constructed details instead of the design details.

There are many factors taken into consideration in the calculation including:

·        Building fabric (U values)

·        Construction detailing (air tightness)

·        Equipment selection (Boilers, lighting air conditioning)

·        Building  orientation and solar gains.

On Construction (New dwelling) EPC

Upon construction completion, each new dwelling requires an energy performance certificate based upon the final construction details and systems.  This can only be completed by a competent qualified energy assessor and carried out using approved software.    The EPC should be provided to building control as a demonstration of the dwellings performance and asset rating.
